OK, let's start with the latest national movement -- property compensation. The U.S. Supreme Court has a long standing case law history of setting national precedent that says a government agency must "take" 100 percent of the value of a land owner’s property before the government must compensate them for the economic "takings."

The voters in Oregon, through the initiative process, recently approved the ability to pursue partial takings or that which was less than 100 percent. This set off a national panic in the planning community for two reasons. Part of the concern is that if this happened in the state of Oregon, where state-mandated planning is the rule, then it could happen anywhere. Second, the wording of the law essentially gutted the oldest state-mandated planning program in the nation.

The bottom line is that state, county and city governments don’t have enough money to compensate a property owner every time the down zone their property. By the way, there is not provision for a “givings.” That would be every time a government up zoned a property, they would be paid the increased value of the property. I have written an essay on this topic called “Pride and Prejudice” that was published nationally. (The article is on the web at http://carsonessays.homestead.com/220.html).

Dear Mr. Carson,

It's with much pleasure that I read your collected quotes now and then. As an advisor for the comtemporary art I also collect quotes and I would like to share one of my favourites with you.

Thanks for the kind words. Not sure what’s going on with the people telling you to stay away from informational niches, ALL my niches are information based. I have no product based sites that I’m earning with. Maybe these people were never earning and might not have things set up right? Not sure what to think of that kind of logic. If it has a high CPC and high volume of traffic with a lot of ads I can’t imagine you won’t earn. Maybe stay away from gambling and other niches that might eventually be banned/go down the tubes
I hope that helps…
ts my first ever visit on this site……good information being shared here..thanks once again.
